>The main room clearly has the word 'party' associated with it
The main room clearly has the word 'party' associated with it. A bar, large table, dozens of chairs etc., gives a clear idea as to the design and purpose to which it has been used. The best fitted out of all the rooms with a nicely done wooden beamed ceiling. The three windows to two sides gives good natural light.

The main room viewed from the bar, probably the owners' favourite place! The door (left) leads to a basic balcony.

Moving along the corridor, the first room is this mid-sized space which was used as the main bedroom. It is closest to the bar!... and the WC. It is located on the road side of the house.

Showing how some parts of the house have been updated (others have not), the second room is the bathroom, fully tiled and well fitted out. The ceiling is unfinished, the new dry sheeting requires to be plastered and painted to finish.

The kitchen is functional rather than modern
The kitchen is functional rather than modern. It is of good size and has some seating capacity. The 'range' style wood burner (3rd unit from the camera) is more than enough to heat the room. Again, the window faces the lane.

The second and third bedrooms are located at the far end of the corridor
The second and third bedrooms are located at the far end of the corridor. Both are of modest size but capable of containing a double bed and limited furniture. This one is on the lane side of the house.

Between the two end bedrooms and the rest of the house is a section which has not been developed
Between the two end bedrooms and the rest of the house is a section which has not been developed. The walls need to be plastered, the roof tiles are visible, considerable work is required here to bring it up to living standards. This galvanised spiral staircase gives access to a single room located in the roof space in a gable.

As mentioned in a previous slide, this terrace/balcony is located immediately outside the main lounge. Facing in a westerly direction it is perfect for sun lovers and looks out over rolling hills and vineyards. It does need a fence/railing.

At the rear of the house is the barbeque terrace and general party area. Shaded by vines and trees, a perfect place to spend those long hot summer days. Sadly, it rained on the day we photographed it.

The aerial view shows the house (yellow outline) and the entire land holding (orange outline). The land on the other side of the lane is mostly forest, over 4,000m2 of it and an endless source of firewood if managed properly. The land surrounding the house on the south side is comprised of working vineyard.

Overview...

A good sized 2/3 bedroom detached country style house located above the village of Lovrečan, near Varaždin. Partly renovated and decorated and partly in need of restoration, it sits amid over 6,300m2 of forested land and vineyard. Its high elevation and commanding position afford a beautiful outlook to the surrounding green rolling hills. Used to date as a summer residence, it lacks an installed heating system but does have mains water, electricity and two integral chimneys suitable for solid fuel stoves. Located only a few kilometres from the city of Varaždin, it provides the opportunity for a deep countryside living experience yet it is only a short drive the regional capital with all its amenities. Be prepared for some significant renovation work in one area of the house, the rest needs less invasive treatment, some parts require just cosmetics.
There are arrangements for local wine producers to run and keep the vineyard if required. RPC also offer a regular property maintenance service for non-resident owners, this can be tailored to individual needs and budget.
