Hill top house and land near Lovrećan.
A good sized detached country house with circa 6,400m2 of land comprised of forest, garden and vineyard. Sitting high on a hillside and having beautiful views, this rural home has three bedrooms, kitchen, bathroom and large lounge-diner plus an attic room, basement and a small detached garage. It is in reasonably good condition although parts of it require to be completely renovated.
Viewed from the adjacent newly laid tarmac lane, the house is of the 'long house' style where each room is connected by a long single hallway. The front lower section with metal doors is the entrance to the basement. The main entrance is at the rear.
A closer view shows the block construction on a brick base. There are windows to three sides of the building thus giving good natural light. There is no fitted heating as the owners used it for a summer house however there are integral chimneys for solid fuel stoves.
The entrance is located at the rear of the house, the main door is located at the end of the covered section. All the windows are wooden and have fitted wooden shutters, some require attention.
Immediately behind the entrance door is a small hallway and a long corridor leading to each of the rooms. to the left is the entrance to the main lounge/dining room which is the heart of the place. Next...
The main room clearly has the word 'party' associated with it. A bar, large table, dozens of chairs etc., gives a clear idea as to the design and purpose to which it has been used. The best fitted out of all the rooms with a nicely done wooden beamed ceiling. The three windows to two sides gives good natural light.

Leaving the main room and passing back through the small hallway leads you to the long corridor from which all the others rooms are accessed.
Moving along the corridor, the first room is this mid-sized space which was used as the main bedroom. It is closest to the bar!... and the WC. It is located on the road side of the house.
Showing how some parts of the house have been updated (others have not), the second room is the bathroom, fully tiled and well fitted out. The ceiling is unfinished, the new dry sheeting requires to be plastered and painted to finish.

The kitchen is functional rather than modern. It is of good size and has some seating capacity. The 'range' style wood burner (3rd unit from the camera) is more than enough to heat the room. Again, the window faces the lane.
The second and third bedrooms are located at the far end of the corridor. Both are of modest size but capable of containing a double bed and limited furniture. This one is on the lane side of the house.
The third bedroom is alongside the second, it is of similar size but is located on the rear side of the house. The BBQ and rear terrace are immediately outside the window.
Between the two end bedrooms and the rest of the house is a section which has not been developed. The walls need to be plastered, the roof tiles are visible, considerable work is required here to bring it up to living standards. This galvanised spiral staircase gives access to a single room located in the roof space in a gable.
This room is at the upper level in a squared-off gable. It is in poor shape and will need full restoration. It can be used as a store as is.
As mentioned in a previous slide, this terrace/balcony is located immediately outside the main lounge. Facing in a westerly direction it is perfect for sun lovers and looks out over rolling hills and vineyards. It does need a fence/railing.
At the rear of the house is the barbeque terrace and general party area. Shaded by vines and trees, a perfect place to spend those long hot summer days. Sadly, it rained on the day we photographed it.
The house is surrounded by vines, these are immediately behind the barbeque area and are a few of the many which are part of this sale.
There is a large basement which is commonly used for winemaking but can double up as a store.
This detached shed/garage is located a few metres from the house. It needs work.
The aerial view shows the house (yellow outline) and the entire land holding (orange outline). The land on the other side of the lane is mostly forest, over 4,000m2 of it and an endless source of firewood if managed properly. The land surrounding the house on the south side is comprised of working vineyard.
