A timber cladded recently built house located on a hill top location

Designed and built by the current owner, this lovely residence is located in deep countryside in which only small weekend retreats are normally found. It is rare to find such a building as this in that it boasts 2/3 bedrooms, lounge/kitchen/diner, bathroom, terrace plus three other large rooms, all laid out over three storeys. The building is of modern block/cement construction with modern rock-wool insulation and weather membrane, all covered with decorative heavyweight pine timbers.

view from driveway

Access is via asphalted country lane to about 100m after which a stony lane leads to the house. There is a driveway laid with permeable blocks which leads to a covered car parking space located beneath the house. The road is a little steep although quite navigable by a normal family car. This view is from the southern tip of the property looking north-east towards the house and its raised garden. The satellite dish has been surpassed by high speed internet technology and is no longer in use, it is due to be removed.

Timber entrance gateway

Viewed from the access lane, the entrance is marked by this attractive pinewood gate, trellis and PVC rain cover. All the windows are modern items with gas-filled insulated double glazed units set into hard wood frames which match the rest of the house. Each window is fitted with external wooden locking shutters for protection from the sun in the midsummer heat.

Artistic design of roof lines

The roof is a made from a series of gables for aesthetic purposes and is steeper than average in order to cope with the significant snow fall. This isn't a mountain top but the elevation is sufficiently high to experience reliable winter snows. The stone/gravel lane can be seen to the right.

The gardens immediately around the house are beautifully maintained

The gardens immediately around the house are beautifully maintained and have some ornamental features, they are tastefully laid out and avoid the trap of looking overly twee.

very large room which takes up almost the entire house footprint

Entering via the front door, there is a small hallway which leads to the bathroom/WC and to this very large room which takes up almost the entire house footprint. Combining the functions of kitchen/diner and day room, this open plan space is huge and has the feel that it belongs in a much larger residence. The mix of flooring from ceramic to parquet give a form of delineation between the two functions yet the decor blends everything into a single room thus giving the ambience of a much bigger house.
All the fixtures, fittings and furniture (throughout the house) are to remain as part of the sale price, suffice to say that it is all beautifully put together and of the best quality.

small bathroom

There is a small bathroom (notoriously difficult to photograph) which is also accessed from the hallway near the main entrance door. As is the case everywhere else, it is finished with high quality fittings and fixtures, it is fully tiled. This room features a shower cabin, the second (and larger) bathroom upstairs has a bath tub for those who prefer it.

this terrace is the perfect answer

Being Croatia, and a beautiful corner of it, out-of-doors living plays a major role in daily life. It is vital to have a great place to spend the long warm summers in the fresh air, this terrace is the perfect answer. Facing north, you are shielded from the hottest part of the day by the shadow of the house and from any rain by the roof. Unlike in northern Europe where the best sun terraces face south, here you'd cook and be dazzled by the afternoon sun.
Built on the roof of the car port, this is a solid construction with ceramic flooring (don't drop your glass of merlot) and built with a heavy wooden beams. The view over the gardens and out to the local steep hillside is as captivating as any we've found. There is a built-in BBQ, extra fold-down seating, and with direct access to the main living room, all the utilities are immediately to hand.

A tailor-made wooden spiral staircase connects the main room on the ground floor to the upper level

A tailor-made wooden spiral staircase connects the main room on the ground floor to the upper level. The top of the stairs emerge into this room/hall which is currently configured into a kind of quiet sitting/reading room. Access to the upstairs bathroom and the two bedrooms is gained from here, however, this is easily re-configured into another bedroom for those times when friends and family descent upon you en masse.

The master bedroom has a south facing window and a west facing Velux unit

The master bedroom has a south facing window and a west facing Velux unit, both with a lovely view, frankly, all the windows do! The perimeter walls are upright for about one metre and then follow the roof line. The steepness of the roof means there is no requirement to duck your head as you walk around the room. As everywhere, the fittings and furniture pieces are all of top quality, many are custom made, and are included in the asking price.

The second bedroom

The second bedroom is small, it would be a struggle to squeeze a double bed in here. However with the outer room available plus more rooms at the lower grounds level (described below) there is no shortage of sleeping accommodation.

The upstairs bathroom is of good size

The upstairs bathroom is of good size and, as previously mentioned, contains a full sized bathtub with shower attachment plus, of course, a WC and wash basin.
The white coloured pipework (lower left of photo) is an example of what appears in every room, the entire house has been plumbed for hot water radiator type central heating. The current owners use it as a summer house and have a tourism license (rated ☆ ☆ ☆ ☆) and rent it when they are not using it. They have not used it in the winter time but once planned to reside here - hence the central heating installation. However, they changed their plans before the installation was complete. Radiators and a boiler are the only items remaining to be installed if you require full central heating.

This could be called a car port, perhaps another terrace?

Moving down to the lowest level, more surprises await. This could be called a car port, perhaps another terrace? However you choose to describe it, it does provide access to three large rooms making a full-sized third level to the house. The door/window unit, left of the two shown, leads to..... (see below)

a very large room, probably the second largest on the property

... a very large room, probably the second largest on the property, which has proven to be a favourite place for large gatherings where the beer flows freely and everyone talks a little too loudly. Alternatively, the whole lower area could be configured into any purpose you wish. There's plenty of space down here and everything is in tip top condition.

Located a little deeper is this specialist wine tasting room

Located a little deeper is this specialist wine tasting room. Once covered in thriving vineyards, the business of wine tasting, blending and whatever else winemakers do, the local producers came here to compare notes and do business. The vineyards are mostly a thing of the past now but this space awaits your attention to decide its future.

The final room of the house is currently used as a utility/store

The final room of the house is currently used as a utility/store. However, the quality of finish, flooring, window, walls, ceiling etc., means it can easily be turned to a much more productive use.
The layout of the house is a little unusual but there's no shortage of internal space. A 91 metre footprint and three storeys makes for a big house.

Viewed from the highest point of the property

Viewed from the highest point of the property, the adjacent roadway lays to the right, all the land visible in this image is included, both the close cropped lawned section and the meadow-like section to the left.

Viewed from the covered terrace on the main level showing the block-paved driveway running between the lane and the under-terrace car port. The garden to the left of the image is not as steep as it appears, this distortion is due to the wide-angle lens used in our attempts to show you as much as we can. This view looks down the lane towards the lowest point of the property.

Viewed from a lane on the opposite side of the hill and showing the property from the bottom of the garden up to the adjacent roadway (hidden by the house and greenery). The main terrace can be seen to be mostly hidden by a vine-like covering.
