Viewed from the rear of the property, it can be seen there is plenty of exterior space, parking for about four cars is possible without the need for 'shunting'.

Viewed from the car port (far right of shot), the layout of some of the rear annexe can be seen. The double garage abuts the annexe buildings which sit beneath the double-height main day room/lounge. The side facing terrace sits above the office and is adjacent to the dining area, it has its own roof and is fitted with stainless railings. Beyond the terrace is the main house, the entrance of which is beneath the tiled gable portico.

A splendid feature of the main house is the huge almost double-height lounge/day room with its exposed ceiling beams, parquet flooring, central heating radiators (mains gas fired), built-in traditional style wood burning stove, hard wood framed modern double-glazed windows and French doors (with roller blinds) and centre lighting chandelier.
This is a most impressive space and is somewhat renown locally. There is an external sun terrace accessed via the glass door at the far end.
This room is on the first floor as is the rest of the main residence although the other rooms are slightly raised by about one metre.
The owners were in mid-move at the time of our visit yet, despite being mostly empty and with no effort made to make the property look its best for the camera, its quality still shows through.

Seen from the opposite end of the lounge, this view shows the raised level of the rest of the main house. At the top of the short flight of steps is the area the current owners used as their dining room. The staircase is made from beautifully finished wood in its natural colour.

The dining area is raised above the level of the lounge and is part of a number of rooms located at this level. It is shown here devoid of furniture. Its adjacent covered terrace can be seen through a 'wall of glass' provided by the hard wood framed terrace doors and double-glazed inserts. A separate sun blind is fitted which covers the entire glass area if required.
This area is also double-height with excellent natural light throughout.
The floor is laid with best quality parquet.

The door (right) leads to the central hallway and entrance doorway. The large archway (extreme right) leads to the kitchen which shares an 'open plan' aspect with this area.

Viewed from beneath the archway connecting the dining area, the large kitchen has .... everything!
All the fitted equipment will remain in order to retain the unifying design of the kitchen. There may be some free standing items available throughout the house but this will be a matter for future discussion.

The floor is laid with parquet, the window is a double glazed uPVC item, modern 'railway' tiles adorn the walls, there is diffused up-lighting and, as the photograph shows, an abundance of working surfaces and storage units.

The ground floor bathroom continues the theme of fully modern features set in a pleasing and stylish way.
The floor and walls are fully tiled in modern ceramics, there is a full-height radiator, wood-framed double-glazed window, modern WC, a self contained shower cubicle and the wash hand basin is set into a range of illuminated wall and base units giving ample storage space..

The spacious centrally located hallway gives access to the entrance hall via the white glass panelled door (right) where there is separate private access to the first floor apartment and to the basement (Photos available on request).

Access to the covered terrace is via the fully glazed door, to the dining area and lounge via the open door, and to two bedrooms via doors located behind the camera position. The third bedroom (of the main house) is at attic level and is accessed via the staircase by the dining area.
The floor is laid with parquet.

Two of the three bedrooms are located on the ground floor.
Both are large, well decorated, laid with parquet and benefit from wood framed double glazed windows with integrated roller blinds. The latter are necessary during the long hot Croatian summers.
For the winters, both rooms have modern hot water radiators as part of the house-wide central heating system.

Moving back to the dining area, this spiral-style natural wood staircase links this level with the attic level.
Further to the above description of the dining room, this image shows the radiator and the designer lighting installed here.

At the top of the spiral stairs is the attic level where there is a bedroom, a bathroom and this hallway.
Following the pattern throughout the house, the floors are laid with parquet.
This area has plenty of storage and wardrobe space and enjoys a quirky ambience due to the roof line forming part of the ceiling. Nonetheless, everything is beautifully finished and reflects the overall feel of quality throughout the residence. The sunken lighting adds to the feel of comfort and luxury.

The attic bedroom is both large and well appointed with its parquet flooring and its bespoke wood framed double glazed windows.
There is ample built-in wardrobe and cupboard/drawer space. The roof line forming part of the ceiling makes the room visually interesting whilst not so much that the low end of the ceiling becomes a difficulty for tall people. It has been well designed.
A wall mounted radiator takes care of the heating, sunken down-lighters add to the lighting ambience.

Finally on the attic level, this bathroom, like the others, features full wall and floor tiling in nice ceramics with modern fittings and fixtures.
The attic level can be viewed as a separate and self contained space.

Self contained apartment.
Accessed from a staircase which leads from the outer ground floor hallway, the first floor areas have been used as a rental apartment. This layout means that guests do not need to enter into the main house in order to come and go to/from the apartment.
At the top of the stairway is this central hallway from which access can be gained to the rest of the apartment: the lounge, bedroom, bathroom, kitchen/diner and utility room.
The apartment's services are provided by separate electric and gas meters and has it's own central heating system. Only a water meter may be added should you decide to rent it out on a long term basis.

Repeating that the entire house was being vacated at the time of these photographs, we ask you to look critically at the rooms rather than be distracted by the "half moved out" condition of their contents.
The lounge is a large space which has proven popular with regular/repeat guests who have booked (mostly) via booking com. Parquet flooring, double glazing with rollettes, air conditioning, central heating and good clean decor... a rare find for the traveller.

A view of the rear-most section of the outside. The driveway runs from the front of the property giving access to/from the street via modern power operated gates and remotely lockable entrance gate.
At the rear and to the right is a section of gravelled ground to enable either parking or turning of cars. Behind the evergreens is a fenced dog compound and kennel. The centrally located car port has a covered wood store to its left and a large storeage building to the left of that (see below).

Moving, room by room, ever closer to the main house, we arrive at this sumptuous room which has recently served as a home cinema complete with large screen, sound system and projector.

Abutting the main house, we arrive at the nearest annexe room. Although all annexe rooms are interconnected, they are separate from the main house.
At the time of our visit, this room was being used as store in readiness for the impending move. For the bulk of its life, it provided office space for the owners' business. The decor is well done, the floor has parquet, the room has all the necessary infrastucture for computer and peripherals use including the required power outlets, phone and ADSL connections.
