Walnut House - A country residence near Sveti Urban.
SOLD - February 2020
This property boasts a main house, a farm building, barn, wood shed, car port, covered cook-out structure and ample surrounding land.
Approached by its own stony driveway which is accessed from a nearby country lane, the property is secluded and un-overlooked. Until recently, this was the owners' home and has been designed and fitted out with high quality fixtures and fittings to meet their exacting standards. During the recent times, it has been used as a holiday home rental (rated 3 star) but had been maintained to 4-star standards.
The lounge/day room is large with a high ceiling and has that 'airy' feel to it, as do the other rooms throughout the house. The ceiling is of natural wood and is supported (and decorated) by old hard wood beams sourced from elsewhere. Frankly, the photograph does not do it justice in terms of appearance. The floor has been newly laid with natural wood boards. There is a door to the rear facing terrace (see pic), plus access to the upper floor via the wooden staircase. The window and external door are of modern double-glazed in wood frame design.
The day room viewed from the opposite end showing the internal door leading to a centrally located hallway. There are ample electric outlets, a TV point and telephone/ADSL connection point. Ceiling lighting is provided at two points. Heating is via a wall mounted radiator connected to the solid fuel central heating system.
There are three large bedrooms. This (and one other) enjoy beautiful vaulted 'A' style ceilings which are finished in natural wood and supported by large hard wood beams. The cabling for the lighting is hidden from view. The floor is of natural wood floor boards. The window is a modern doubled glazed unit, heating is via a wall mounted central heating radiator.
The second bedroom also enjoys a beautiful vaulted 'A' style ceiling which is finished in natural wood and supported by large hard wood beams. The cabling for the lighting is hidden from view. The floor is of natural wood floor boards. The window is a modern doubled glazed unit, heating is via a wall mounted central heating radiator.
The third bedroom is on the ground floor and enjoys a beautiful ceiling which is finished in natural wood and supported by large hard wood beams. The cabling for the lighting is hidden from view. The floor is of natural wood parquet. The window is a modern doubled glazed unit, heating is via a wall mounted central heating radiator.
The kitchen is large, modern and has some high quality fixtures. The floor is laid with stone/brick effect laminate, the walls are half tiled all round. The cabinets are all of modern design, the large unit to the right (see pic) has a 'lift-up' door. The ceiling is partly wood and beams, partly plain white. The window is a modern doubled glazed unit.
Viewing the opposite end of the kitchen reveals a traditional style heavy gauge metal wood burning auger which provides hot water for both domestic use and the central heating system. It contains a fire compartment, a fire damping device, oven and hot plate top. It has a dedicated extractor hood ... and will test your culinary skills! The hot water tank contains an electric immersion heater for summer use.
The dining room is a self contained space connected to the centrally located hallway, the terrace and to the main entrance. There is plenty of natural light due to a window in the flank wall which is augmented by glass-panelled doors at the end of the room, these lead to the external terrace. The floor is laid with wood-effect vinyl, the doors and windows are modern double glazed wood framed units, a wall mounted radiator provides heating. Ceiling lighting is provided at two points.
There are two full-sized bathrooms, both match the high quality of fittings and fixtures found throughout the house. This room is located on the upper floor, it has wooden floor boards and features both a shower cubicle and a bath tub. The ceiling continues the theme of natural wood with large beams.
Upper floor bathroom contd.
The downstairs bathroom features a large walk-in style shower/wet room. The floor is laid with modern ceramics and features underfloor heating. As is the case everywhere, this space has been fitted out and decorated tastefully and to the high standards.
Lower floor bathroom contd.
Immediately to the side of the house is a sizeable courtyard which, if required, can accommodate several vehicles. It is bordered by this large structure designed to provide out-door dining and party hosting during the long summer of seemingly endless warm balmy Croatian evenings. It houses a full-sized brick built barbeque (called "roshteel" here) and, just to the left of it, an oven designed for cooking pizza. Lounging around this space, overlooking the local countryside, socialising on a warm evening - perhaps with some local wine.... we think there are few better ways to spend some quality time.
Continuing the theme of "quality time", is there a better place to take your meals, or just sit and take in the view... maybe read a little? This wonderful balcony/terrace is accessed from either the main day room or from the dining room.
The property also contains this range of out-buildings. The brick building (near ground) has two rooms, one above the other, which are structurally sound. They are good for storage and available for further development of the property if required. The covered space (mid ground) is as you see it here, it is most useful in that parking here prevents your vehicle turning into an oven under the Croatian sun. There is a large wooden shed (far ground) which is also in reasonable shape and is currently used for storage, gardening equipment etc. Recently, this area, has been fully fitted out with stalls for animals and a hay loft. There is also a large, new, wooden chicken shed to the side of this building.
