Set in beautiful countryside, located at the end of a blind country lane and approached by a new expansive driveway, this spectacular house imposes itself as it sits on top of a gentle rolling hillside.

We understand it was first built circa 1910 but has now been completely remade and transformed, using the original oak timbers, into a residence which now captures the best of traditonal style whilst exploiting modern structural techniques to produce the best of both worlds.

The entire house has been built atop a newly constructed, yet mostly invisible, reinforced concrete box which provides both stability and protection from moisture plus provides for a full sized basement which encompasses the entire footprint of the building.

The imposing front aspect of the house is reflected on the rear side by this very large covered terrace. Facing north, it provides much needed shade during those long hot summer days. The terrace overlooks the expansive and beautifully maintained grounds which are bordered by forest, all of which is part of this property.

The terrace runs the entire length of the building and features rustic brick flooring, tiled roof and exposed large support timbers.

Natural wood flooring runs throughout the house, all windows are hard-wood framed modern double glazed units which add to the impressive insulation properties of the oak walls. The inner walls are plasterboard and insulation lined and painted to a smooth white finish.

As shown, most of the oak structural beams are exposed to enhance the traditional feel of the dwelling as do the natural solid wood farm style internal doors. The door shown leads directly to the centrally located kitchen.

The kitchen is large enough to take a dining table if so desired or, alternatively, a central island layout which is currently very popular.

Solid wood faced kitchen units abound to enhance the 'old' look although the units and appliances are all modern.

In keeping with the rest of the house, the floor is solid wood, the support beams are exposed and the walls are finished in smooth white.

There is a window to the front of the house (behind the camera position) plus another to the rear terrace which is also accessible via the doorway shown.

Located at the middle of the house is a fully fitted modern bathroom. Accessible from a central hallway behind the main entrance door, it is fully tiled, has natural light and a central heating radiator.

A walk-in style 'wet floor' shower room is incorporated into this bathroom (not shown) separated by a solid glass block wall.

The house is fully centrally heated using a gas fired boiler fed from a mains gas supply which provides hot water for both domestic use and to the radiators located throughout the building.

The main living/day room is large and located at the west end of the house, it has windows on three sides.

The flooring is a little different from the natural colour used elsewhere, this room features solid wood floor boards, we understand these are of oak construction.

The walls and ceiling continue the theme used throughout the home plus an original style brick solid fuel fire provides an added touch of country style living. We are advised the fire is not neccessary to heat the house but is useful during spring and autumn when the full heating system is not required.

As you pass through the main front door, you enter this centrally positioned hallway which gives access to the main living room (left), ground floor bathroom (centre), kitchen (right) and the stairs to the upper level.

As can be seen, the style and decor sets the scene for the rest of the house in that a mix of country style/rustic and modern finishes and fittings sit well together.

At the top of the stairs is this central hallway giving access to both bedrooms and to the upper floor bathroom.

The ceiling is wood-clad throughout the upper floor and is backed by insulation material.

Both bedrooms are of similar large size. Clearly formed within the roof space but there is a small vertical element to each wall (shown here in white colour) to maximise the available height.

Both bedrooms continue the theme of wooded ceilings and hardwood floorboards.

This bedroom can be regarded as the 'master' due to additional storage capacity. It is located above the day room thus the window is west facing and looks directly into a small wooded area.

The second bedroom is at the east end of the house, the window looks out over the park-like garden and forest beyond.

The upper level bathroom is located just off the central hallway and is a mix of traditional style and the needs of a modern bathroom in that high quality ceramic tiles are used where this is a practical necessity, similarly with modern radiator heating.

Probably the nicest view from any bathroom we've ever seen.

The concrete 'box' construction of the base is clearly visible from within the basement which is accessed from a staircase outside of the building. Newly constructed, the box provides a stable base and affords the modern standards of waterproofing - a rare feature in Croatian basements.

The basement makes full use of the box in that the floor space is the same as each of the upper floors. Hence there is ample space for ... pretty much everything.

The front driveway is new and wide, it provides for an impressive welcome to the property.

There is a brick built garage/worshop/store located near the house, large enough to park two normal cars inside. The building is equipped with electrical outlets.

As can be seen, there is ample parking for an enormous number of cars.

The garden area is mostly grass, the sheer size of it gives it a feel of being more like a park.

The wooded area surrounding the grass is part of the property for several metres thus ensuring it is both self contained and un-overlooked. A sit-on motor mower is a must have.
